Adding to a small local farmhouse, this project was developed into a modern residence without sacrificing the characteristics of the original home. A large two story bedroom addition and revised entry structure were added to this home. The primary requirement was to blend new with old thereby maintaining the country charm while providing the living space needed for the modern family.

Affordability does not necessarily have to mean boring and impersonal. The success of this condominium development is proof of this statement. Built as empty shells, each owner was able to customize everything from floor plan layout to material selections. With the unlimited number of options and possibilities each unit could become an unique expression of its purchaser without the typical costs associated with custom design and construction.

Looking to simply reduce heat gain from the hot afternoon sun, this loggia provided substantially more. In addition to providing shade by angling the loggia to the specific sun angle for this site, this structure created an outdoor living space setting this condo apart from all its neighbors. Taking full advantage of the client's wonderful landscaping, J K Janiga Architects created an outdoor space to enjoy the day while creating the needed shade for the primary living spaces.
